Do you use ”Visual Tour” ? I’m surprised how many agents use this fantastic program, but yet don’t know that they can convert those tours to video, and have another marketing stream for their listings.
Here is an example of a Visual Tour, that I used to create into a video:
Now, I did take the video that Visual Tour had created, and using video editing software I added my intro and credits. This is easy to do with a free program like Windows Live Movie Maker. You can also use a free, online service, called JayCut.
While you are in the Visual Tour software (at your computer) – and after you have your tour set up just how you want it to run, just click the video option at the software (see snapshot), and have it save it to your computer.
Next, go in to YouTube and create your own channel (make sure the name of the channel is KEYWORD FOCUSED), then upload those videos to your channel.
When you are filling out all the information about the video, Be SURE to put the URL of your website as the first thing in the description box, before you type what the video is about. Also add the address of the property in the description.
When you put your URL in the box, it will be converted to a hyperlink, once you submit the video, and it will be a way for people to find your site after watching the video, PLUS it creates a “backlink” to your website, which helps your site in the search engines.
Now that you have the video created, you can also go in to other video sharing sites like Viddler.com, GoogleVideo, Blip.TV, Revver, MetaCafe, etc. The more sites you post your video to, the more “back links” you have created for your main site (as long as you be sure to enter the URL of your site into the descriptions on each service).
Creating video is a great way to not only advertise your listings, but also advertise YOU as a web-savvy Real Estate Agent.
I’m sure you’ve noticed a huge increase in the amount of video that is being used in marketing today. With the internet and video sites like YouTube, video is getting in front of more prospects every day.
Buyers and Sellers are becoming more internet savvy and are turning to the internet to find out more information, look for properties, and find solutions to their problems. With video, you can capture the attention of prospects by providing information that these people might be looking for. Infomercials have informed and entertained people for years. Why not use small “infomercials” on your website?
There are many ways that you can use video when marketing your real estate business. The first type of video that usually comes to mind is a Virtual or Visual Tour. These are great in advertising not only the property listed, but you as a Realtor, and your company. Many virtual tour companies are now making it possible to post your virtual tour as a video, giving you the opportunity to upload your tour to video hosting sites like YouTube, Viddler, etc. These sites can provide backlinks to your main site, feeding you more traffic and getting you out in front of more potential clients.
Using video to market your business, services, and properties, is a great way to get in front of more prospects, and get a jump on your competition. It amazes me that there aren’t more Real Estate Agents using video on their sites.
There are a multitude of ways you can use video in Real Estate. Here’s a list of just a few ideas:

Tutorials (house-hunting, inspections, etc)
Agency Disclosure (explanation to your prospects)

Hold a decoration contest during the Holidays
Answer buyer/seller FAQ questions
I’m sure you can come up with many more ways to use video in your Real Estate business, if you just open your mind and let the creative juices start flowing.
